What does a 2% listing fee include?

A more competitive listing fee should not mean a stripped-down selling experience. The useful question is what representation, strategy and execution you actually receive.

When homeowners hear “2% listing fee,” a reasonable first question is what is included. Selling a home involves much more than putting photos online. Pricing, preparation, exposure, buyer response, offer terms, negotiation and transaction management can all affect the final result.

Through Prevu, I offer full seller representation with a 2% listing-side fee, subject to applicable minimums and the signed listing agreement. My goal is not to compete by doing less. It is to give sellers an experienced point of contact and a clear strategy from the first pricing conversation through closing.

I also think sellers should compare more than percentages. A fee matters, but so do the likely sale price, preparation costs, timing, negotiated terms and certainty of closing. Ultimately, the number worth focusing on is the likely net result.

Important distinctionThe 2% is the listing-side fee through Prevu. Buyer-agent compensation, if any, is separate and negotiable. Brokerage compensation is negotiable and subject to the applicable agreement.

What full-service seller representation looks like

A good listing plan starts before the property goes live. I want to understand the house, the seller's timing and the competition before deciding how to position it.

Pricing strategy — Review relevant closed sales, active competition, property condition and current buyer behavior rather than relying on a generic automated estimate.
Positioning and preparation — Identify the likely buyer, the home's strongest value story and the issues that could create friction before launch.
Professional presentation — Plan photography, listing copy and the showing experience so the property makes a strong first impression.
Market exposure — Distribute and market the property through the brokerage's applicable professional listing networks and consumer channels.
Buyer feedback and adjustments — Track activity and showing response so decisions about price or presentation are based on evidence rather than guesswork.
Offer analysis and negotiation — Compare price, financing, contingencies, timing, credits and certainty instead of treating every offer with the same headline number as equal.
Transaction guidance — Coordinate through inspections, appraisal, attorneys and the final stages of the transaction while keeping the seller informed.

Is a lower listing fee automatically a better deal?

No fee should be evaluated in isolation. Saving money on one line item does not help if a weak launch, poor negotiation or avoidable transaction problem costs more somewhere else. At the same time, paying a higher percentage does not automatically produce a better result.

I would compare the actual service, experience, marketing plan, communication, fee structure and estimated proceeds together. That gives you a much more useful basis for choosing representation than simply assuming the highest or lowest fee is best.

What should you ask before signing a listing agreement?

Ask how the agent arrived at the recommended price, what will happen before launch, how the property will be marketed, who handles showings and communication, how offers will be compared and what happens if buyer response is weaker than expected. You should also understand the brokerage fee, any applicable minimums, the agreement term and how buyer-agent compensation will be handled.

The answers should be specific to your property. A seller in Malverne may face a different competitive set than a seller in Garden City, Massapequa or Bethpage. The plan should reflect that.

Full service should still feel personal

My preference is simple: one experienced point of contact, straightforward communication and advice that helps you make the decision that fits your situation. Sometimes that means listing soon. Sometimes it means preparing first or waiting. A seller consultation should be useful even before you decide to hire anyone.
