Malverne · Nassau County

I live in Malverne. Here is how I would look at selling here.

Before I talk about price, I want to know the house, the block, the condition, the taxes and what buyers can choose instead. A village-wide average is useful context. It is not a pricing strategy.

Current Malverne market context

The market is competitive. That does not make every house interchangeable.

Redfin reports a Malverne median sale price of about $804,468 for the three months ending August 2026, up 2.2% from the same period a year earlier. Its August data also shows a 102.8% sale-to-list ratio and 76% of homes selling above list. Zillow's July 2026 home-value index puts the typical Malverne home value around $824,343, up 5.8% year over year.

What I take from that: buyers are still competing, but a strong market does not rescue a weak launch. The comp set, condition, presentation and asking price still determine whether a seller creates leverage or chases the market later.

Those numbers are market-level context, not a valuation of your property. I would still narrow the analysis to homes a serious buyer would actually compare with yours.

What I would look at before giving you a price

1. The closest true substitutes — I separate homes by size, layout, condition, lot, taxes and location before deciding which sales really matter.
2. What is for sale right now — Closed sales tell us what happened. Active listings tell us what your buyer can choose instead this weekend.
3. Where your home wins — Renovation, curb appeal, usable layout, yard, finished space and maintenance can change how buyers compare two homes that look similar on paper.
4. Where buyers may hesitate — I would rather identify the likely objection before the first showing than discover it after ten buyers have already walked through.

Living here makes me less interested in generic “Malverne averages”

Malverne is small enough that broad statistics can hide meaningful differences between individual homes. Two properties can be close geographically and still present very differently once condition, layout, lot, taxes and competing inventory are considered.

My Malverne comp check: I start with the closest true substitutes, then pressure-test them against what a buyer can purchase right now. I pay particular attention to taxes, usable layout, renovation level, lot and exterior presentation, finished space, and whether a location or property feature changes the likely buyer pool. The goal is not to find the highest nearby sale. It is to understand which homes a serious buyer would actually compare with yours.
The local advantage is not knowing a town name. It is knowing what to compare, what to ignore and what deserves a seller's attention.

Before spending money, pressure-test the reason

If you are thinking about painting, replacing a kitchen, finishing floors or doing a larger renovation, the first question is whether buyers in the target price range are actually paying more for the result. My Fix vs. As-Is tool and renovation guide can help organize that decision.

If the home is already listed, watch behavior before reacting

One buyer disliking a room is an opinion. Repeated feedback from qualified buyers—especially when those buyers purchase the same kind of alternative property—is more meaningful. See my Field Note on seller feedback.

Use current market context, then come back to the property

The Seller Pulse tracks current Nassau and Malverne context. The Seller Tools can help estimate proceeds, compare offers and prepare before listing. Neither replaces a property-specific review.

Fees matter. Net proceeds matter more.

Through Prevu, my seller representation is offered with a 2% listing-side fee, subject to applicable minimums and the listing agreement. Buyer-agent compensation, if any, is separate and negotiable. I would compare the likely sale range, selling costs and strategy together rather than judge the decision by one fee line.
