Getting showings but no offers?

That is not “nothing happening.” Buyers are giving you information. The job is to interpret it before the listing loses momentum.

Showings tell you buyers are interested enough to visit. No offers tell you something is stopping them from acting.

Start with the pattern

One buyer's reaction is an opinion. Repeated reactions are market feedback. Look for themes in comments about price, condition, layout, presentation, location or competing homes.

Price is only one possibility

If buyers are touring but choosing other properties, compare what those alternatives offer at similar prices. Sometimes the answer is price. Sometimes presentation or an avoidable point of friction is making the home feel less competitive.

Do not wait for the listing to go stale

The strongest time to make a smart adjustment is while buyers are still paying attention. Review showing volume, online engagement, feedback and new competition together rather than reacting to one metric.
