Reduce the asking price—or change the marketing first?

A price reduction can be powerful when the market is rejecting the price. It is wasteful when the real problem is that buyers are not seeing—or understanding—the property.

First ask: are buyers finding the listing?

Review exposure, online engagement, showing volume and how the property appears next to competing homes. Weak photography, unclear positioning or poor presentation can suppress interest before price is truly tested.

Then ask: what happens after buyers engage?

Strong online interest but few showings can point to a disconnect between the listing and buyer expectations. Healthy showing traffic with no offers may indicate price, condition or competition is stopping buyers from acting.

Make a deliberate adjustment

If price needs to change, make the move meaningful enough to reposition the property against a new set of alternatives. If marketing is the issue, fix the presentation and positioning before sacrificing value.

The goal is not to defend the asking price. The goal is to identify the change most likely to improve the seller's outcome.
