How I Launch a Listing

The launch starts before the listing goes live.

A seller should be able to see what “full service” actually means. This is the sequence I use to think through pricing, presentation, exposure, buyer response, offers and the path to closing.

01 · Strategy

Price the actual home, not the ZIP code.

I start with the most relevant recent sales and then pressure-test them against active competition, condition, taxes, location, layout, updates, timing and the likely buyer pool. The goal is a defendable launch range—not an online estimate dressed up as certainty.

Closed salesWhat comparable buyers recently paid.
Current competitionWhat a buyer can choose instead today.
Property frictionCondition, layout, taxes, permits, access or other objections.
Net proceedsWhat the seller may actually walk away with after major costs.
02 · Prepare

Spend where it changes buyer perception—not everywhere.

Before recommending work, I look at what buyers in the target price range already expect. Sometimes paint, lighting, cleaning, decluttering and small repairs do more than a broad renovation. Sometimes a known mechanical or permit issue deserves attention before cosmetics.

Photography planShow the strongest spaces clearly and honestly.
Listing copyDescribe the property accurately without generic hype.
Showing accessMake it easy for qualified buyers to see the home.
Seller readinessDisclosures, attorney coordination and known property issues.
03 · Launch

Make the first market exposure count.

Launch day is about getting the facts, visuals and value story right from the beginning, then distributing the listing through the professional listing systems and consumer channels available through the brokerage and applicable local listing networks.

Example marketing framework — not a fabricated past campaign

What a launch package can include

Professional photographyEdited stills sized for listing portals and digital promotion.
Property copyHeadline, remarks and feature hierarchy written for the actual buyer.
Listing-network distributionMLS / professional network entry where applicable through Prevu, plus consumer syndication available from those feeds.
Direct outreachAgent-to-agent communication and targeted sharing when relevant to the property.
Open house / showing planAccess strategy based on seller schedule, property type and buyer demand.
Seller reportingShowings, repeated feedback, buyer questions and competing inventory changes.
04 · First week

Interpret the response before changing the plan.

I separate noise from patterns. One buyer saying the kitchen is dated is an opinion. Eight showings with no second visits, repeated value concerns and buyers choosing the same competing homes is information worth acting on.

Showing volumeAre buyers engaging at all?
Quality of activitySecond visits, questions and serious follow-up matter more than raw clicks.
Repeated feedbackPatterns deserve attention; isolated comments usually do not.
Competition shiftsNew listings, price changes and recent contracts change the context.
05 · Offers

Compare the path to closing, not just the price.

A seller should understand what each offer asks them to accept in exchange for the headline number. Financing strength, down payment, appraisal exposure, contingencies, timing and flexibility all matter.

PriceHeadline number and any seller credits.
FinancingLoan type, down payment and lender strength.
Appraisal riskHow much of the offer depends on the appraisal supporting the price.
ContingenciesInspection, financing, sale-of-home or other conditions.
TimingContract, closing and occupancy expectations.
CertaintyOverall ability and willingness to perform.
06 · Contract to close

The work does not stop when the offer is accepted.

After acceptance, I stay involved with access and transaction coordination: inspection logistics, lender/appraiser access, attorney communication, required property access, repair follow-up where applicable, final walkthrough and closing preparation.
