Homeowner Options · Long Island + NYC

You may still have options. Timing matters.

If you are behind on payments, have received foreclosure papers or are approaching an auction date, you do not have to make the next decision alone. I can help you understand the real-estate options while connecting you with the right legal or housing resources.

Start with where you are

The next step depends on the stage.

Foreclosure is a legal process. The information below is general education, not legal or mortgage advice.

1. Behind on payments — Start early. Contact your servicer, gather your notices, speak with a qualified housing counselor or attorney, and get a realistic view of the home's value and likely net proceeds.
2. Foreclosure papers or a case filed — Do not ignore the paperwork. New York Courts says homeowners should respond promptly and seek legal help. An attorney or qualified legal-services provider should guide your response.
3. Auction date scheduled — Treat this as urgent. Confirm the date, contact your attorney immediately and ask whether any legal or lender options remain. I cannot promise that an auction can be stopped.
How I can help with the real-estate side

Clear information. No pressure.

I can review the property, nearby sales, current competition and likely selling costs, then prepare a practical net-proceeds estimate. If selling is one of your options, I can help you understand the timeline and coordinate with your attorney, lender, title company and buyer.

What I can do — Market-value perspective, estimated net proceeds, sale-timeline planning, property preparation guidance and coordination with the professionals advising you.
What I do not do — I do not provide legal advice, modify loans, negotiate with your lender as your attorney, guarantee a sale before an auction or promise to save a home.
